Additional Information: The CLCLT has several programs. The Homebuyer Initiated Program (for first-time home buyers) and Project Legacy (to help seniors stay in their homes) both reduce mortgage costs for existing homes by having the CLCLT own the land, provide a cash subsidy, and invest in property improvements. Projects developed with partners are sold at a discount and remain perpetually affordable. Recently, CLCLT started a commercial land trust for low-income, minority business owners. Purpose:To make affordable homeownership possible in Duluth
Background: One Roof Community Land Trust formed in 2012 when the boards of Neighborhood Housing Services (founded in 1983) and Northern Communities Land Trust (founded in 1990) voted to merge the two organizations into one. The CLT creates opportunities for affordable homeownership across four counties in the Arrowhead region. They construct new homes and remodel existing homes.
Land holdings/Residents: 571 resident families served; 340 total community land trust houses, with additional 73 under construction.
Eligibility requirements for residents: low-income and moderate-income residents only; Homestretch workshop completion (see below). No down-payment required
Governance structure: membership-elected tripartite board that includes CLT homeowners.
Additional details: One Roof also offers monthly, educational “Homestretch” workshops designed to help first-time homebuyers become informed and prepared homeowners. Home Stretch Certification is required to purchase a CLT, but the workshops are also open to anyone wanting to purchase a home regardless of income level or property type.
